Located in the heart of Maremma in Southern Tuscany, our land is still largely untamed and natural. It is a place where wild animals roam and the colors of the sunset awaken your soul.
Along the coast of the Mediterranean Sea, Tenuta San Carlo extends from the beach through marshlands, pine forests, and open fields.
The way we grow food reflects the environment that surrounds us. Our approach to food is simple: Eat what you grow. Raise animals outside. Listen to and follow nature.
As the third generation in our family to steward this land, we know first-hand the importance of ensuring that what we do today creates a better future – for our children, for our health, for our planet.

Our agriturismo experience is full-immersion. You can pick vegetables for dinner, help feed some of our farm animals, and learn about what it means to have your hands in the dirt.
Discover some of the most beautiful areas that Maremma has to offer and hidden areas of the farm by horse, or grab a bike and head down to the beach through pine-tree-lined dirt roads – no matter what time of year.
Tenuta San Carlo lies within the Maremma Natural Park, a protected area of ecological, historical, and cultural significance.
Spending time here means immersing yourself in the Italian countryside and its characteristic elements: beautiful landscapes, excellent food, and biodiversity.

Eating a meal made from fresh, seasonal ingredients with friends and family is the most Italian experience you can have.
During your stay, join us for a traditional Tuscan meal made from the freshest ingredients grown and raised on our farm.
What do we mean by fresh and seasonal?
A ripe, juicy tomato from our vegetable gardens in August on homemade pasta, with mozzarella, or on its own.
Just-foraged mushrooms from the pine forest in October in a risotto, on pappardelle, or in a lasagna. Just-pressed olive oil from our olive grove simply with bread. Beef from our pastured-raised cows.
It is food straight from the earth.
transitioning to organic farming
As part of our commitment to sustainability, we have started the multi-year transition to organic production. While not yet certified, we grow our crops and raise our animals following strict organic regulations.
We grow our grains with the care of a mother for her child. For our rice, wheat, and other grains to be healthy and grow up well, we focus on making sure that they have what they need every step of the way – from pre-planting through to harvest.

Our heritage cows are truly happy cows. They live outside all year long, graze on fresh pastures and in our pine forests, and munch exclusively on feed that we grow in our fields.

Tenuta San Carlo is a beautiful setting for any great event you have in mind. We offer apartment rentals with meals for you to enjoy a magnificent stay where we take care of you, your family and friends while you celebrate!
Tenuta San Carlo’s restaurant features the freshest ingredients grown and raised on the farm using organic methods. We offer typical Tuscan dishes, and our menu is seasonal and changes daily.
We offer breakfast and dinner options for guests staying on the farm. Breakfast is a continental breakfast that includes freshly baked breakfast cake and bread, local jams and honeys, cereal, yogurt and fruit, and eggs (available upon request).
Dinner is a full Italian-style meal with an appetizer, first and second courses, side dishes, and dessert.
Water, wine, and coffee are included.
Reservations are required for dinner.

We attended a “Family” birthday party and the owners keep it that way. With nearly 30 people from all over the world at Tenuta San Carlo. We were treated like Royalty. The food was farm fresh and wonderful, Homemade breakfasts including blueberry yogurt and french toast. Dinners were incredible including roast pig.

Perfect place to come for a break between Rome and Florence! Staff is wonderful. Swimming every morning and evening followed by a fantastic dinner. Went with two other couples and all had a great time together.
reTreat & Renaissance started our trip out with our reTreat at Tenuta San Carlo and it was perfect. We were surrounded by the beauty of this unspoiled area of Tuscany. Nature abounds here from the gentle farm life to the pine lined paths to the sea. Each morning we would be greeted by deer, horses, cows, birds, pheasants and wild boar as we rode our bikes down to the sea for Yoga on the Beach. Then it was back to the farm for a great breakfast Italian style.

We loved the cooking class with Graziana and the cheese making with Titziano. How wonderful it is to be part of the process of creating a meal. The rooms were comfortable, clean and it is wonderful to have a kitchen available to us. Really can’t say enough about the hospital of the people and animals on the farm!

I visited Tenuta San Carlo and Maremma Tuscany for the first time. It was a dream visit. Being from Texas, it had that kind of openness, ranches, Tuscan beef cattle, and hills plus the Mediterranean Sea. There are private walking trails in the National Maremma Park, the occasional wild horses and wild boar , and many types of birds at San Carlo. The property is a very authentic experience, and if Grazia’s kitchen is open be sure to have her cook for you, as the food is grown on the property and is prepared in her kitchen. The hand made pasta and Tuscan grill are out of this world.
A great day trip is to the nearby Scansano hills to visit the Wine Cooperative in Scansano to sample Morellino di Scansano red wines and the Antica Sartoria di Maremma in Pancola for their elegant, authentic, handcrafted Tuscan men’s and women’s jackets.

This is not an ordinary agriturismo!! San Carlo is set in a magical landscape of such great breadth and beauty that it makes your heart grow to twice it’s size. Long after you have returned to the pace of modern life there will still be the sense of peace and calm that makes this land so amazing. The rooms are completely modern and clean and the food is superlative. We toured from her to Sienna and Florence and many historic hill towns nearby…..Scansano for wine, Massa Marittima for architecture and a view across the valley of the Maremma, Argentaria for seafood, Potigliano for Etruscan tombs, Sant’Antonio to know sacredness, Saturnia to take the baths and so much more. Beach is beautiful, all the animals add so much serenity, a great place for children.

Last spring and summer I was studying in Florence and I took two trips out to Tenuta San Carlo and absolutely FELL IN LOVE! Everyone there was so friendly and helpful! The farm is just gorgeous and it is a beautiful walk out to the beach. If you want the most picturesque evening take some horses down to the shore for the sunset. I was staying in Florence…but it is only an hour away, so if I didn’t have so much work to do..I would have gone every weekend.

“idyllic house party”
Tenuta San Carlo was a wonderful setting for a group of friends who gathered to celebrate a dear friend’s milestone birthday … The grounds are beautiful, as is the walk to the nearby shoreline, with the Tuscan sunlight slanting through the pine trees that line the road. In addition to the horses and the cattle, Tenuta San Carlo is home to Icaro, a beautiful white Maremman Shepherd dog, and two cats, Elly and America who were just as hospitable as the owner and the farm staff. While it is hard to leave such a beautiful and peaceful spot, the farm also provides a good base for exploring Tuscany by car. The drive from the Rome airport is extremely easy.

I never imagined I could stay in Tuscany in such surroundings. The country estate is huge, with pine trees as far as the eyes can see, deers, rabbits, horses, cows and so on. The sea is just 20 minutes bike ride away … The room (La Lepre) was very comfortable, amazing bed and heavenly shower. The family who runs the estate is adorable and very friendly. I felt like one of them when I would sit down at their table in front of a delicious dinner. They don’t speak much English but that allowed me to practice my italian loads!
Really, I can’t recommend this place enough. I can’t want to go back!

Tenuta San Carlo is so authentic Tuscan and special. My second visit in two years. Yes, it’s a 1000 acre estate farm in the protected Maremma National Park with direct private access to the Sea; yes, it has restored apartments in former farm buildings where you can cook when you wish or, even better, have authentic Tuscan cooking with most produce from the farm; yes, Tuscan hill villages and Etruscan ruins are but a short drive away; yes, much nature, horseback riding, birding, wild boar. But most of all for me, it is the camaraderie of Manager Tiziano and family with the special touch of US owner Samantha. It was an especially good place for our affinity group to spend a week while doing day trips around Tuscany. Our professional guide Giovanni diStilo was especially capable, fun and knowledgeable.

I had an amazing visit at the Farm! It was my third time there and, while my trip was too short, my stay was enchanting. My apartment was gorgeous and perfectly clean. I seriously think it was the best shower of my life! I spent the day walking along the wooded paths to the beach, reading, taking pictures and sketching. The food at the restaurant was phenomenal–classic Italian dishes, with everything homemade, including the pasta and prosciutto. I’m so thrilled I got to relive some of my favorite memories at Tenuta San Carlo. It felt like coming home. The Farm is a treasure of Italian beauty, culture, and heritage!

We have visited twice. The wild flowers were blooming this April when we drove down from Florence. The lodging is simple but comfortable. We drove to Etruscan ruins on day trips and settled in for the evening. You can cook from local supplies (Rita’s on the way to Alberese) or have good Tuscan food on the farm. We watched the birds and the wildlife (cinghiale, deer, fox). The best part was walking with Eva the farm dog, down the long path to the sea.
